This investigative inspection service is conducted to determine the condition of a home’s major components. We inspect the most visible and readily accessible areas of the home, returning a full report of our findings within 24 hours.
The Inspection includes the following areas of the home:
- Roofing System (including gutters, downspouts, skylights, and other roof penetrations)
- Structural Components
- Foundation & Crawl Space
- Exterior (doors, windows, cladding, soffits, fascias)
- Driveways & Walkways
- Deck & Balcony
- Attached Garage & Carport
- Grading & Drainage
- Interior (doors, windows, floors, walls, ceilings, stairs)
- Attic, Insulation, & Ventilation
- Electrical System
- Plumbing System
- HVAC Systems
- Built-in Appliances
Thermal imaging technology, aerial drone photography, and a moisture meter may be used to assist during the inspection process at no extra cost to the client. These tools help us perform tasks such as inspecting inaccessible roofing systems, detecting hidden moisture damage, and ensuring that electrical systems are safely wired.
This inspection service is offered as a follow-up service to a Buyer’s Inspection. If the seller of the property agreed to the prospective buyer’s project and repair requests, we’re able to return to the home when called upon to make sure that these requests were fulfilled correctly. We’ll carefully look over any repairs that were put into place, seeing to it that the previous issue has been resolved and that no additional issues are evident.
Why choose us for the home buyer’s inspection?
Most average inspection companies only cover 400 items while, at Valuespec Home Inspection Service, we cover 1600 items in and around the home.
Our premiere Los Angeles home inspections exceed industry standards and are among the most thorough in the industry, exposing unknown defects and advising you about future maintenance or we can recommend improvements.
